What these homes are like inside today

Most villas on the fronds were handed over more than fifteen years ago. People buy them for the plot and the beach rather than for the interior, and inside they find small separate rooms, a closed kitchen, heavy travertine and dark timber, and services that have worked for years in salty, humid air. Air conditioning, plumbing and wiring often reach the end of their life at the same time as the finishes, so a villa here usually becomes a turnkey renovation rather than a cosmetic refresh.

Apartments on the trunk and the branded residences on the Crescent are newer. The structure stays as it is, and the work is interior design and fit-out: wall panelling, lighting, built-in joinery, kitchens, dressing rooms and full furnishing.

What owners here usually ask to change

  • Open the ground floor towards the garden, the pool and the water, and bring the kitchen into the living space
  • Replace the developer's bathrooms, with new waterproofing underneath
  • Build storage into the walls, so that open rooms stay uncluttered
  • Rework the lighting in layers and put it on scenes
  • Let the guest and service parts of the house work without crossing the family part

Approvals, access and site rules

Any change to the structure, the facade or the outdoor areas of a villa needs a NOC from the master developer and a permit from the authority responsible for the area; interior work that touches none of them is normally agreed with the community management alone. In the towers the building management sets the conditions: a contractor NOC and a refundable deposit before anything starts, permitted working hours, and a service-lift booking for every delivery and every load of debris. Corridors, lift cars and lobby floors are boarded and covered before the first bag is carried out, and anything that touches sprinklers, smoke detectors or the air conditioning is agreed with the building first.

The Palm is reached by one trunk road and one bridge, so deliveries are planned outside the busy hours, workers and vehicles are registered with security in advance, and materials arrive in small batches.

Before the first site visit

The first visit, with measurements and an itemised estimate, is free, and it goes faster with a few things ready: the title deed or tenancy contract, the handover drawings from the developer, and your building's or community's fit-out rules. Tell us what has to stay, what annoys you most about the home as it is, and whether anyone will be living there while we work. If you are abroad, say who holds the keys: we have been working in Dubai since 2023, have completed more than fifty homes, and run projects for owners who see the site twice a year.
